Design-Build vs. Design-Bid-Build Construction: What’s Right For You?

Choosing a construction company for your next project can be both exciting and stressful. Whether you are planning a commercial build, a residential home, a ground-up project, or a renovation, you want the finished result to match the vision you had at the beginning.

One of the most important decisions you will make early in the process is whether your project will follow a design-build or design-bid-build model. While design-bid-build has traditionally been the most common approach, design-build has become increasingly popular for its efficiency, collaboration, and streamlined process.

What is the difference?

The key difference between design-build and design-bid-build lies in the contractual relationship between the project owner, the designer or architect, and the contractor.

In a design-build project, a single company is responsible for both design and construction under one unified contract.

In a design-bid-build project, the owner works with separate contracts for the designer and the builder, often from two separate companies.

This structural difference significantly impacts communication, efficiency, and the overall project experience.

Design-bid-build

For many years, design-bid-build has been the traditional method used for construction projects. In this process, the owner typically hires a designer or architect to make plans. Once those plans are created, contractors will bid on the project, and the owner selects the builder they believe will give the best result.

While this method can work, it often creates avoidable complexity. With two separate companies working under two separate contracts, the owner becomes responsible for managing communication between design and construction teams. This can leave room for opposing feelings and confrontations between teams.

All construction teams have their own unique dynamics and operate independently. Bringing two separate dynamics together does not always work out.

Design-bid-build can easily lead to design changes, budget adjustments, and unforeseen communication challenges that can quickly become time-consuming and costly. Ultimately, they result in longer timelines, higher costs, and additional work and stress for the project owner.

Design-build

Design-build projects offer a more integrated approach. With a single company responsible for both design and construction, communication is easily streamlined, and collaboration begins before day one.

Having your design team and your construction team from the same company, under the same contract, allows for a smoother team dynamic. They will be more capable of decision-making early on, anticipating challenges, and developing solutions more efficiently. This leads to faster timelines, better costs, and fewer disputes.

Additionally, a design-build project is much easier on the owner. Instead of coordinating between multiple companies and the communication between them, the owner works with one unified team that is accountable for the entire project from start to finish.

The result is a faster and more efficient process, reduced risk, stronger collaboration, and a higher-quality finished project.
